Our Top Office Spaces In Singapore For July 2018
In July, we’ve highlighted a number of long-term offices for rent in our #WorkspaceWednesday series. From offices in premium skyscrapers to chic shophouses, this list caters to small and medium-sized businesses with specific requirements and needs. These spaces are worth considering for businesses who have reached a stable point in their growth and want to cement their brand over the long run. In this blog, we recap the top office spaces of the month and give our recommendations on what you should be looking for.
Before reading on, it’s important that you know whether your business is ready for long-term office leasing. In general, businesses looking for their own office should prioritize a strong brand identity. Compared to coworking spaces and serviced offices, long-term offices give you much more control over your space – from design, to furnishing, to workplace culture. At this point, flexibility of lease is not a pressing concern. For an in-depth look at these different factors, read our previous blog article to understand if you are ready for a long-term office for rent.
1. A penthouse office for rent in the CBD
This office might as well be the epitome of convenience – a great location, abundant amenities, and a gorgeous view of Singapore to boot. When setting up shop for the long haul, it’s always strategic to plant your business in a convenient and prominent area. Located on the fringe of the CBD area, this penthouse unit perfectly meets this criterion. The building is only a short 2-minute walk away from Lavender MRT and offers a stunning high-rise view of the city skyline. At the same time, you won’t be competing for attention with all the businesses clustered in the heart of the CBD. Attached to this office complex is a shopping mall, giving tenants easy access to F&B and retail options next door. The building itself even houses a rooftop swimming pool and an auditorium that can accommodate up to 200 people.
Our Recommendation: This unit is perfect for small to medium-sized businesses with a headcount of around 24 to 36. You value convenience as a top priority and expect to host clients and visitors often.

2. Office in the tech cluster of the West
While the previous option is in the East, this long-term space is for those looking to the West. This office is conveniently located 5 minutes away from the National University of Singapore (NUS), which is nearby research institutions and businesses in the tech space. The building is a short 8-minute walk away from Haw Par Villa MRT, and tenants can also take a complimentary shuttle service to lunch locations and public transport hubs. Within the office building itself, you can access a food court, in-house cafe, and a childcare centre. Given its location, most of its tenants are in the R&D, medical and tech industries. Both bare and fitted units are available for rent, depending on how much you are willing to pour into renovations and furnishing.
Our Recommendation: This space is suited for small to medium-sized businesses with a stable headcount of up to 34 people. Your business operates in the R&D, health and/or tech space, and you value being near other businesses in similar sectors.

3. Charming shophouse in a historic district
Now, this long-term space is very different from the modern office building. Shophouses are a unique feature of Singapore’s culture. Many, like this one, have been preserved and restored to become cozy workspaces for small businesses. Located on Duxton Road, this historical shophouse unit has been newly equipped with modern amenities. Furthermore, it’s only a 3-minute-walk away from Tanjong Pagar MRT, providing access to a plethora of retail, F&B and cafe hotspots. The space is distinct for its vintage design and windows in both the front and back of the building that create a bright, airy atmosphere. A cozy space in one of Singapore’s most fashionable areas – what’s not to love?
Our Recommendation: If you are looking for a departure from the high-rise skyscraper, this space might be the one for you. You are a small to medium-sized business who wants a long-term space in a convenient location..

4. Fully-fitted office for rent in Bukit Timah
Last but not least, we have an office space in Bukit Timah that offers a quick move-in solution for businesses on the go. On top of a quick setup, this space also offers greater flexibility in lease terms – perfect for businesses who may opt for shorter lease terms. This unit is a fully-fitted space right in front of King Albert MRT. Nearby, tenants can easily walk to a number of F&B and retail options in Bukit Timah Plaza, Bukit Timah Shopping Centre, and the Beauty World Centre. Inside the space, which covers a generous 4,685 square feet, you can find several private offices, managers’ offices and meeting rooms. The existing furnishing creates a warm, cheery atmosphere with a colour palette of royal blues and bright oranges.
Our Recommendation: This space is suited for businesses with a headcount of 28 to 32 who want to command their own space, and at the same time, enjoy the benefits of flexibility and a complete fit-out. You don’t have much time to move to a new space. Because of that, you appreciate the convenience of a quick setup and close proximity to a diverse range of amenities.

When you think of office leasing in Singapore, the image of a high-rise unit with white walls and glass windows might come to mind. It’s easy to overlook the diversity that comes with offices in the long-term category, even though there are many factors to consider when looking for your own space – amenities, room layout, fit-out requirements, and so on. Depending on your requirements, a historical shophouse can be just as suitable for your business as a penthouse unit in the CBD.
This month, we’ve featured a range of top office spaces that cater to different business needs. Client-facing businesses might want to consider the top-floor office in the CBD, while others involved in R&D and tech might find the office near NUS to be more practical. For ultimate convenience and flexibility, you might consider the fitted office in Bukit Timah or the shophouse along Duxton Road for a more cultural edge. Think carefully about your business requirements and check out our photos and panos to get a real feel of each space.
